What is a Schedule of Dilapidations?

This is a list of items identifying where the condition of the property has fallen below the expected standard, as determined in accord with obligations contained within the lease.

These items may commonly include:

  •  External and internal decorations
  •  General maintenance
  •  Damage to fixtures and fittings
  •  Damage to the building fabric

Schedules prepared on termination of a lease generally include an assessed cost to remedy the defective items.  This forms the principal basis on which a settlement may be negotiated, if the identified defects and deficiencies are not actually rectified.

Ignoring the state of a building when entering a lease, or failing to subsequently maintain the building to the standard expected can have serious financial implications.
