GNA SET UP PROPERTY DOCTOR SERVICE
GNA
are offering 45
min free ‘by appointment’ consultations with their expert
building surveyors.
Initially for owners and tenants of domestic property and
small businesses, the aim is to offer sufficient advice to
either resolve matters or provide accurate guidance on what
further specialist advice will be needed - and where to go for
it.
From enquiries received since the revamped GNA web-site went
‘live’ in May this year, it has become clear many owners, and
tenants, would benefit from initial advice before tackling
repair or refurbishment schemes, building alterations and
extensions.
Boundary issues and party wall matters are
other common potential problem issues, both when contemplating
new work and in otherwise knowing how to respond to neighbours’
development proposals.
The surgeries will aim to offer practical advice, whether it
be toward a self-help solution, or for example, to involve a
surveyor, other consultants, solicitors, or insurers.
The photo shows a typical case: Builders excavated
foundations of a new property without notifying the neighbours,
or checking the stability
of their building.
GNA advised the neighbour, liaised with the local authority
and structural engineers to ensure the building was stabilised,
then determined what
remedial works were to be done, and compensation was to be paid
by the builder.
The service will initially be available on
Fridays, running from 4.30 - 7.00 pm, at
GNA’s offices, 23 Musters Road, West Bridgford.

ENERGY PERFORMANCE
CERTIFICATES NOW A LEGAL REQUIREMENT
From 4th January 2009 any commercial building,
newly constructed or offered for sale or lease, is required by
law to have an Energy Performance Certificate or EPC.
We are all familiar with the ABC type energy
rating of domestic appliances, A being the most economical and G
being the least.
As of January this year commercial buildings
will be classified the same way. The building will be assessed
by a trained and accredited person who will issue a certificate
for the property. Under current legislation EPC’s are intended
as a guide for prospective purchasers or tenants.
In future however it is likely that a property’s
rateable value will be linked to its EPC rating. With this in
mind GNA will focus on providing accurate EPC’s combined with
valuable advice on how to improve the building’s rating.
