Energy Performance Certificates
EPC’s require detailed specialist assessment of the subject
premises, leading to the production of a certificate which by
law must be entered on to a government database by an ‘Approved
Inspector’.
A detailed on-site assessment has to be made of the building’s
fabric, or for new-build, of the design drawings and
specification.
Presently, many dealing in commercial property see these as a
necessary evil, to comply with statute, but otherwise of no
material benefit, and having no effect on the property market.
Whilst this may be a generally held view in some quarters, the
prospect of ever-increasing energy costs, and the presumption
that business rates could at some point be tied to a property’s
energy rating, will force a change in attitude. A large body of
opinion already considers this likely to happen within the next
few years.
As a consequence, GNA consider there is no merit in producing
assessments based on the default ‘worst case’ basis. As the type
and efficiency of the main services installations have a
significant bearing on the outcome, we have determined to offer
this service in partnership with local specialist Building
Services Consultants, in order to produce data that will be both
accurate and of high quality.
